The MLS rules are changing as of December 2 and here is a review of some of the rules to know. The rules will help to unify the requirements applicable to realtors using the MLS PropTx system and will also help clarify the requirements to support you when listing properties. Stay tuned for further videos with additional rule highlights and if you have any questions, make sure to speak with your broker of record to ensure you are always in compliance.

When writing out my goals I focus on macro concepts vs. detailed specifics. For example, - X amount of transactions. - BOV a certain dollar amount of BOVs (although be careful on putting a ceiling on something). - 24 to 48 hour turn arounds on proposals. - Write offers in 24 hours or sooner, underwrite deals same day. - Approve or decline lease applications within 24 hours. - Maintenance requests completed within 2 days. *Focus on assets with Sellers with a reason and motivation to transact. *Work with clients that I’m compatible with. I also set personal, family, investment, and travel goals. I’ve found that when I make too specific & hyper detailed goals like make 100 calls per day, the quality decreases vs. a focus on who I’m calling on. How do you goal set?

💔 I lost a listing proposal to another brokerage a few weeks ago and from a past client adding insult to injury. Why? I was too complacent and comfortable. 👬 The owner is a partnership and I was dealing with the person I dealt with on our last sale. Turns out he wasn't the main partner, although if you've ever read "Never Split the Difference" he could've also used the partner as a scape goat. - I included the partner in all of our email correspondence but he never responded to any of it, Clue 1. I should've asked for the partners phone number and called to introduce myself, Mistake 1. - I supplied comps with my write up however it wasn't my standard listing presentation with full blown OM, resume, or testimonials, Mistake 2. - The last conversation I had with my contact was that they were gathering the additional due diligence I had requested. I let too much time pass between following up, Mistake 3. If I lose on a listing proposal I always ask why and for them to tell me their exact thought process. Contact's Response: The brokerage we selected provided a full presentation, came down to meet with us, and a more thorough evaluation, my partner wants to go with them so I agreed. 🔑 Key Take Aways: - Don't be lazy like I was. I knew the client well and thought I had enough report to supply an email summary. Present as if its a first time client. - Speak with each party that has ownership in the property. I always ask who else is a decision maker. Make contact with the person and understand their expectations. - Meet with the principals in person when possible. Many of my clients don't want to meet, they just want to get the deals done, however always ask for a meeting. - Take ownership, understand the client's not the issue, it was my fault not doing everything in my capacity to win the listing. #multifamily #sales #mobilehomeparks

HELOCs function like a credit card, allowing borrowing, repayment, and borrowing up to a set credit limit during a "draw period" of 5-10 years. Variable interest rates can fluctuate over time, and there are draw and repayment periods, with the draw period allowing interest-only payments and the repayment period lasting 10-20 years. HELOCs offer lower interest rates than credit cards and personal loans, flexible borrowing, and the ability to draw funds as needed. However, they also carry risks such as Power of Sale, variable interest rates, and associated fees and costs. Despite these drawbacks, HELOCs are a valuable tool for homeowners seeking flexible funding.

Rates are also used as a lure in online rate ads. But the reality is that once the fine print is read, many will find they don’t actually qualify for that rate, and often there are restrictions that could really cost homeowners in the long run. If you see an online rate ad, do all the research you can but be sure to call me to discuss. It’s my job to understand your situation and look out for your best interests.
